Belltown-Style Units for Northgate Area

The San Marino mixed-use project is under construction in the Northgate neighborhood at 12321 15th Ave NE. It combines 31 apartments with 6,620 square feet of professional office space.

The owners are Kurt Fisher and Gerry Pigotti of Westlake Associates; John O'Neil of Horizon Builders, the project's contractor; and Norm Moore, the land owner. Interurban Architects designed the $4.6M building.

Pigotti said the development group like the site's proximity to Northgate Mall and wanted to add a higher level of housing there after seeing the success of Simpson Housing's Solara apartment project on Lake City Way.

He said the San Marino, like the Solara, offers in-city-style housing outside of downtown Seattle. Rents will range from $850 to $1,500 a month. The units will have amenities such as internet wiring, Class-A office, a secure garage, two public decks, and upgraded finishes in the apartments including stained millwork and maple cabinets. Opening is set for summer or early fall.

Westlake Associates is handling the commercial leasing and another company owned by Pigotti and Fisher, Gibraltar LLC, will handle apartment leasing and ongoing operations. Pigotti expecst the office space to be 60% committed by September.

Pigotti said he and Fisher are working on another project on Woodland Park Avenue North, renovating and expanding at 10-unit apartment building into a total of 34 apartments. He said that the project won't start construction for one or two years.
